By law every home builder must be registered with the NHBRC, and the specific home must be enrolled before construction. Enrolment gives you a five-year structural warranty. CIDB grading (1 to 9) shows the contract value a contractor is allowed to take on.
Checking a contractor
- Ask for the NHBRC registration certificate AND proof that your home has been enrolled — they are two different things.
- Check the CIDB grade covers your contract value; a Grade 2 contractor may not lawfully run a R5M build.
- Never pay a large upfront deposit. Pay against certified progress stages.
- Use a JBCC or NHBRC standard building agreement, with retention held until snag list sign-off.
- Visit two of their current sites unannounced before you appoint.
