On empty plots a geotechnical investigation classifies the soil (NHBRC site classes H, C, S, P and others), which decides your foundation type and cost. Banks and the NHBRC will ask for it on vacant land.

Checking a geotechnical engineer
  • Book the geotech report before you finalise your house design — soil class can change the foundation budget by hundreds of thousands.
  • Confirm the report is signed by an ECSA-registered engineer or SAIEG-accredited geologist.
  • The report must state the NHBRC site class and a recommended foundation solution, not just borehole logs.
  • Dolomite areas in Gauteng require a specific dolomite stability investigation — ask directly.
