Bond originators

An originator is free to you — the bank pays the origination fee on registration. Under the National Credit Act 34 of 2005 the bank must still run its own affordability assessment, so the originator prepares the file rather than approving it.

How origination runs

  1. 01Prequalification: income, expenses and a credit check give you a realistic purchase price.
  2. 02Offer to purchase signed, with a bond clause stating the amount and the days allowed to obtain it.
  3. 03The originator submits one application to several banks at once — you compare rate offers, not paperwork.
  4. 04Grant letter issued with conditions; you accept the quotation within the validity period.
  5. 05Bond attorney (appointed by the bank) registers the bond simultaneously with transfer at the Deeds Office.
